Foothold is a set of owner-run apartment communities in the Treasure Valley, operated by Neely Property Investments, LLC ("Foothold," "we," "us"). This policy covers footholdboise.com and the ways we handle your information when you contact us, join the waitlist, apply, or live in one of our communities. Questions? What we collect
Information you give us. When you join the waitlist, refer a friend, ask about a unit, apply, or leave feedback, you may give us your name, email, phone number, the name and contact info of anyone you refer, and whatever you write in a message. If you apply to rent or become a resident, we and our screening and property-management partners collect the additional information needed to process an application and manage a lease (things like your address history, income and employment details, and payment records).
Information we collect automatically. Like most websites, our site logs basic technical data such as your device type, browser, and pages viewed. We use this to keep the site working and understand what's useful.
How we use it
- Answer your questions and follow up about a home.
- Keep you on the waitlist and send you the guides or updates you asked for.
- Text you if you opted in (see below).
- Process referrals and rental applications, and manage your lease and maintenance if you become a resident.
- Operate, secure, and improve the site.
- Meet our legal and fair-housing obligations. We're an Equal Housing Opportunity provider.
Text messaging
If you opt in to texts, we use your mobile number to reply to your inquiries and send you messages about apartment availability, tour scheduling and reminders, events, resident services, and community updates. Message frequency varies, and message and data rates may apply. Reply STOP to any message to stop, or HELP for help. Consenting to texts is never a condition of renting from us.
Mobile phone numbers and text-messaging opt-in consent are never shared with or sold to third parties or affiliates for their marketing or promotional purposes.

Who we share it with
We don't sell your information, and we don't rent or trade it. We share it only with:
- Service providers who work for us, under contract and only to run our business, such as our customer-relationship system (GoHighLevel), our website host, and our applicant-screening providers.
- Our property-management systems. To show you accurate availability and pricing, respond to inquiries, and manage applications and leases, we exchange information with the property-management software used at our communities (for example, Entrata). When you inquire or apply, your contact and inquiry details are added there so a manager can work with you; if you become a resident, your lease and account information is maintained there. That software reads and writes this data on our behalf to operate the community, not for its own marketing.
- Others when the law requires it, or to protect our rights, safety, or property, or as part of a business transfer.
Cookies
We use a small number of cookies and similar tools to make the site work and to measure basic usage. You can control cookies through your browser settings; blocking some may affect how the site works.
How long we keep it
We keep your information for as long as we need it to do the things above, and to meet our legal, tax, and fair-housing recordkeeping obligations. When we no longer need it, we delete it or de-identify it.
How we protect it
We use reasonable safeguards to protect your information, including encryption in transit, access limited to people who need it, and multi-factor authentication on our accounts. No system is perfect, but we take this seriously and fix problems fast.
Your choices and rights
You can ask us to see, correct, or delete the personal information we hold about you, and you can opt out of our emails (unsubscribe link) or texts (reply STOP) any time. Depending on where you live, you may have additional rights under laws such as the California Consumer Privacy Act, including the right to know, delete, correct, and to opt out of any "sale" or "sharing" of personal information. We do not sell your personal information. To make a request, email owner@footholdboise.com. We won't treat you differently for exercising these rights.
Children
Our site is meant for adults looking for housing. We don't knowingly collect information from children under 16.
Other sites
Our site may link to third-party sites (a map, a review site, a neighborhood resource). Their privacy practices are their own, and this policy doesn't cover them.
Changes
If we update this policy, we'll post the new version here with a fresh date at the top. If the change is significant, we'll do our best to tell you.
